5 Real Estate Marketing Ideas To Get You More Leads
Whether you’re a brand new real estate agent, or have been in the business for a while, it’s probably time to start improving your marketing strategy. There are so many new techniques out there now to help take your business to the next level.
And for any real estate agent, getting leads is the top reason why they do any sort of marketing. But, in order to generate more leads, you have to look at it from a different perspective. So many people are just trying to win clients, but it takes more than that.
You have to work on building a trustworthy base. And if you already clients who have worked with you before, you need to be nurturing that relationship as well. A big mistake agents make is working hard to get a client, and then forgetting to keep in touch with them afterwards. But, if you can work on building long-lasting relationships, you will start building future clients as well as current clients.
Because those clients that you’ve already sold a house with have friends and family who will be searching for a realtor down the road. Don’t pass up the chance to be the first person who comes to mind as soon as someone is ready to buy a home.
So, now that you know that you need to nurture these relationships with clients, how can you do this while still running your business? What is a good marketing strategy for you that actually works?
First, you need to develop a strategy for yourself, and work on sticking to it. Real estate agents have a lot on their plates, and marketing sometimes gets pushed to the back burner. However, it is the most important thing for agents to keep up with. Some might think working for a brokerage like ReMax will make it easier since they don’t have to do as much marketing. But, you do.
Work on developing a routine for your marketing strategy, so that you know what you should be focusing on daily. Maybe Mondays are for posting on social media, and Tuesdays are for writing blog posts. Make sure to be setting aside time every day to work on marketing and networking.
It might feel like a pain, especially since might not see immediate results. But, as an agent you need to be patient and track your ROI. The small steps you take today will start to create a ripple effect in your business. And 6 months from now you will definitely be thanking yourself for starting today!
Here are 5 Marketing Ideas To Get You More Leads
1. Create A Website
This is one of the best ways to start building credibility. “44% of homebuyers purchased a home that they found using the internet,” according to National Association Of Realtors. Which means more and more people are going online to find a home, and a real estate agent.
You can either hire a website designer to do it for you, or set up a website in less than an hour. Site like WordPress and Squarespace make it incredibly easy for total beginners to set up a professional looking website.
While hiring a designer is easier in some ways, and possibly quicker, if you are tight on cash then setting up a website yourself isn’t a bad idea. There are so many tutorials out there on how to get started, and cost less than $100.
2. Automate Your Social Media
You probably already know how important social media is for your business. Everyone has a Facebook, which means you should be utilizing it as much as possible. But, you’re busy. Some days you are traveling to seven different houses for clients and answering phone calls or checking e-mails.
There is just not enough time in the day sometimes.
That’s where automation systems like Buffer or Hootsuite will become your best friend. You can use either of these systems to schedule all of your posts, whether you do that weekly or monthly. Doing it monthly will save you a lot of time, if you can set aside time one day a month to schedule all of your posts.
Social media works by posting often, and staying engaged. So make sure that you are commenting, liking, and following other people. Since your posts will be automated, you won’t have to worry about that daily. Take some time out of each day to comment on a few pages, and share some value. It will work wonders!
3. Create A Newsletter
Some real estate agents like to just use newsletters to update their e-mail list about the market, or send out the pamphlets their brokerage sends them. Add onto this by making it more personable.
Figure out how often you want to send a newsletter, whether that’s a week or a month, and come up with some content ideas. Newsletters can be a great way to reach more people, or it can be an annoyance to some, if the content isn’t relevant.
Write about how your business is doing, what projects you are working on, houses that have been sold or are on the market, and create something your readers will enjoy. People like staying up to date on things, and sometimes things like statistics of the market, or blog posts, will go a long way.
When you create valuable content, people will remember you. And they will spread the message along to others!
4. Start Writing Blog Posts
Maybe you already have a pretty good website set up and your social media marketing is strong. But, how often are you updating your blog? A lot of realtors know the value of blogging, but it’s something that quickly falls to the wayside when things get busy.
Blogging is a great way to get ranked higher in google, show your expertise within your niche, and reach more people. It also keeps your audience up to date on how your own business is doing.
There are so many things you can do with blogs, but a lot of people stop writing them. It’s a lot of work, and most people work on blogging in the beginning, but stop when they aren’t seeing results. Blogging might not be an immediate thing.
But, staying consistent at it means you will have a lot of content and google will start to rank you higher. It does pay off, eventually. Just like being a brand new real estate agent. You need to make that one sale, and then things start to get easier. And with blogging, you need to do it consistently and long enough in order to see anything out of it.
5. Track Everything You Are Doing
The tips above are great for getting your name out there. One thing some people fail to do is track their progress, and keep up with what is working and what’s not. It’s easy to throw money at these great ideas, but it’s important to know if you are getting anything out of them.
Add things like Google Analytics to your website, and create a spreadsheet for your social media profiles. Pay attention to how many new followers you get a month by posting 5 times a day. Google Analytics will help you see all of the people who view your site, and which blog posts they read. Or which pages they spend the most time on.
These are very important for your business, because you want to track how you are reaching people. If one blog post in particular is popular, work on creating posts that are similar to it. If you see more engagement on Facebook than your Twitter page, work on creating awesome content for Facebook and scaling back on Twitter.
If you can track all of these things on a monthly basis, you will be able to see the results that are happening. It’s easy to get discouraged when you are running your own business, and don’t see any progress in the beginning.
But, remember, it’s a marathon, not a sprint. Which means you have to pace yourself every day and have a strong strategy in place. And track everything, so you can know where to improve, and where to cut things that aren’t working.
